Randell P Whately
You work hard to "live the American dream." Being successful and owning a home or business should serve as a reward for all you've achieved. However, sometimes the government unjustly or incorrectly taxes homeowners, tenants and businesspeople on the property they've worked to obtain or lease. Whether you own a golf course, an apartment building or a chain retail store, I can help you obtain the correct tax assessment.

I am Randall P. Whatley, founder of Randall P. Whately, PLLC. For over 40 years, I have helped clients throughout the United States reduce their property taxes, imposed by ad valorem taxation. I have successfully saved money for multitudes of home and business owners on industrial, residential and commercial properties.

My past representation of companies such as Rite Aid, 7-Eleven, AutoZone, Family Video, Chuck E. Cheese and Panera Bread has given me experience and contacts throughout all parts of the State of Michigan.Having worked for Michigan's premier property tax law firm for over 22 years before opening my own firm, I offer the skill and experience of a large firm, combined with the personal service only a small firm can offer.
Services
My name is Randall P. Whately, and I'm an attorney who has worked in the area of property tax appeals for 40 years, 22 of those years with what is considered to be the premier tax appeal law firm in Michigan.
I now work as a sole practitioner to provide a more personalized approach to my clients.
My firm proudly represents home and condominium owners as well as business owners and investors through the tedious process of property tax appeals.
It also works with owners of large businesses with substantial real estate portfolios, and currently serves several large retail chains.
For 40 years, I have helped clients throughout the United States appeal their property taxes.
Having formerly practiced for 22 years in one of Michigan's premier law firms, I offer clients the skills and experience of a big firm combined with the personalized service of a small legal setting.
My practice, Randall P. Whately, PLLC, was founded on the tenet of providing valuable property tax appeal information to clients throughout the state.
If your property hasn't been assessed properly, call my office today for experienced, client-focused guidance.
In February, property owners receive their annual assessment notice detailing the taxable and/or assessed value on which the tax amount they will owe for the year is based.
Sometimes, the assessed amounts are fair and accurate.
Other times, they are not.
I've worked exclusively as a property tax attorney for over 40 years and my firm, Randall P. Whately, PLLC, has helped countless clients save time and money on their taxes.
If you need to file a property tax appeal on either residential or commercial real estate, we can help you.
Throughout my experiences representing golf course owners in property tax appeals over the last three years, I have yet to come across a golf course whose assessment is not significantly overstated.
If you have received a tax value assessment for your golf course that seems unreasonably high, I can help.
For 40 years, I, Randall P. Whately, have passionately represented residential and commercial property owners - including owners of golf courses - in property tax appeals throughout Michigan and across the United States.
One common way to determine the value of a golf course is by using the cost approach.
To do this, a Michigan tax assessor will determine the tax liability of a golf course by adding the land value with the cost of improvements and subtracting depreciation.
However, this doesn't always give an accurate picture of a property's fair market value.
If you were part of this trend and now believe the tax assessment for your golf course is unfairly inflated, please contact my law office, Randall P. Whately, PLLC, to schedule a free consultation to discuss a property tax appeal.
