Services
Nobody likes to talk about death, or what should be done with their property if they should die, but experience has taught us that organizing for paying your expenses, and arranging the disposition of your assets (an "Estate Plan") is in the best interests of those you love.
They are, after all, grieving for their loss.
The stress and complication brought on by an incomplete estate plan only adds to their difficulties.
One of the best gifts you can give, is to leave certainty about asset distributions; uncertainty leads to conflict among family members, which no one intends but many accomplish by inattention, avoidance, or misinformation.
We have been working with buyers, sellers, realtors, banks and mortgage companies in buying, selling, leasing, and mortgaging both commercial and residential real estate on Cape Cod since 1982.
Whether you are buying your first home, or are an experienced entrepreneur seeking to enter a new market, we are here to work with you, from the issues raised in the purchase and sale agreement through the closing.
We will (1) outline any defects of title and recommend actions to cure them, (2) evaluate any covenants, liens, easements, and other obligations on record for the property, and (3) secure title insurance for you as a buyer.
Statistics vary, but we know that most working people (particularly on Cape Cod), are either employed by small business or the government.
Those who work for the government don't need to worry about corporate structure or business ownership alternatives, but those who own and work in small businesses certainly do.
What entity should I use, a Corporation, a Limited Liability Company (LLC), a Partnership, or something else?.
How do I share responsibilities or bring someone else into my business without losing control?.
Many people feel that the heart and soul of a community rests in its charitable organizations.
Groups of people band together with a common goal to serve the public good in many ways; humanitarian, health, historic preservation, housing, environmental, religion, animal care, education, natural resource preservation and management, scientific research, performing and visual arts, music, and childcare and youth development.
Our federal government encourages these efforts with a charitable tax deduction for donors, or in the case of certain groups and associations, other tax advantaged status.
Whether purchasing real estate, starting a business, leasing or redeveloping property, or simply investing, it is important to know how and when to apply for permits.
We have over three decades of experience on Cape Cod, dealing with contractors, realtors, developers, banks and local and regional permitting authorities.
When a homeowner or business owner has plans to build or renovate their home or business property, it is common to find in applying for a building permit that the project does not meet the requirements of the local zoning bylaws.
