You can stop a foreclosure and a sheriff's sale, and pay back your mortgage arrears in monthly installments over 5 years, while you keep making your regular monthly mortgage payments.
You can attempt to work out a deal with your mortgage company that would put all of your arrears at the back end of the mortgage, reduce your interest rate, and reduce your monthly mortgage payment.
